Leak or burst pipe

Urgent: call now

Water where it shouldn’t be can do a lot of damage quickly. Stop the water first, then call.

Do this right now
  1. Shut off the main water valve. It’s usually where the water line enters the house, near the meter.
  2. If water is near outlets or appliances, turn off power to that area at the breaker, but only if you can reach it while standing somewhere dry.
  3. Move what you can out of the water and take photos for insurance.

General guidance only. A technician would check your situation on the call or visit.

Emergency plumbing

No heat

Urgent: call now

Most no-heat calls are a thermostat setting, a tripped breaker or a clogged filter. Check those, then call.

Do this right now
  1. Check the thermostat is set to Heat and a few degrees above room temperature.
  2. Check the furnace breaker and the switch near the furnace (it looks like a light switch).
  3. In freezing weather, open cabinet doors under sinks on outside walls so pipes don’t freeze.

General guidance only. A technician would check your situation on the call or visit.

AC not cooling

Book a visit

An AC that runs but doesn’t cool usually needs a technician. A few quick checks first can save a visit.

Before you call
  1. Check the thermostat is set to Cool and the fan to Auto.
  2. Replace the filter if it’s dark or dusty.
  3. If the outdoor unit is iced over or humming without spinning, turn the system off at the thermostat and call.

General guidance only. A technician would check your situation on the call or visit.

AC repair

No hot water

Book a visit

Usually a pilot light, a tripped breaker or a heater at the end of its life. We fix the first two on the spot.

Before you call
  1. For electric heaters, check the breaker.
  2. For gas heaters, look for the pilot through the small window. Don’t relight it if you smell gas.
  3. If the tank is leaking from the bottom, turn off the cold water valve on top of the heater.

General guidance only. A technician would check your situation on the call or visit.

Water heater repair

Drain clogged or backing up

Book a visit

One slow drain is usually a local clog. Several backing up at once points to the main sewer line.

Before you call
  1. Stop using fixtures that drain into the same line.
  2. Skip chemical drain cleaners. They can damage pipes and make the job riskier for a technician.
  3. If sewage is coming up in a floor drain, keep people and pets away from it.

General guidance only. A technician would check your situation on the call or visit.

Drain and sewer service

Strange noise or smell

Urgent: call now

Most noises can wait for a visit. A gas smell can’t.

Do this right now
  1. If you smell gas (rotten eggs), leave the house now. Don’t flip switches. Call your gas utility’s emergency number or 911 from outside.
  2. For a burning smell from the furnace or AC, turn the system off at the thermostat.
  3. For banging pipes or a rumbling water heater, note when it happens. It helps us find the cause.

General guidance only. A technician would check your situation on the call or visit.

When it’s an emergency

Tune-up or maintenance

Book a visit

A yearly tune-up for the furnace and AC, a water heater flush, or a once-over before you sell.

Before you call
  1. Note the brand and age of your furnace, AC and water heater if you can. It’s on the label on the side.
  2. Have a look at our plans if you’d like visits scheduled for you.

General guidance only. A technician would check your situation on the call or visit.

Maintenance plans

Plumbing questions

How long do water heaters last?

Tank water heaters typically last 8 to 12 years; tankless units often longer with yearly flushing. Age, water hardness and maintenance all matter.

Should I use a chemical drain cleaner first?

We’d rather you didn’t. They rarely clear a real clog, can damage older pipes, and make the job riskier for whoever opens the drain next.

My water pressure dropped. What causes that?

Common causes are a failing pressure regulator, a partly closed valve, or old galvanized pipe narrowing from the inside. A quick test at a hose bib tells us which.

Do you replace sump pumps the same day?

Usually, if we have a matching pump on the truck. We’ll tell you on the phone whether that’s likely for your setup.
